Strategies to Help Owners Survive Tough Economic Times
ORLANDO, September 2009 – Are you one of the 8 million Americans who own a vacation investment property or second home?Your discretionary purchase – your private hideaway -- is now in the tight grip of a recession.
Don’t panic!Vacation property owner, author, and expert Christopher Cain* has a few tips to help owners survive and thrive in tough times. His advice:
DON’T SELL-- This is not a sellers’ market. Don't sell at today’s depressed prices. Stay the course. Even if the value of your vacation home has dropped, you haven't lost any money unless you sell. Prices for vacation homes will outperform residential real estate for the next 10 to 12 years due to “Baby Boomer” demand.
RENT-- To get through these tough times, rent your property. Your resort home offers true value for vacationers.Compared to a hotel room, your vacation property offers more space and privacy and comes fully-furnished.Vacationers will save money by eating some meals in the home or villa.Laundry facilities allow guests to clean dirty clothes during their trip, pack light, and save on extra baggage charges.A long-term (annual) lease might provide some financial and stress relief.
BUY – If you have thought of buying, now is a great time.Example: Earlier this year, I helped a couple from Europe buy a new 4-bedroom, 2-bath vacation home with a screened pool and conservation view located 10 minutes from DisneyWorld.Price:$260K. Bargains abound with foreclosures, bank-owned properties. Resort builders are offering specials and incentives such as free furniture packages, paid closing costs, and even several years of FREE homeowners' association dues. These are some of the reasons we are in a "Buyer's Market."
ENJOY -- Take some time off to enjoy your Holiday Home with your family. Now is a great time to get away from the stress and frustration and refresh and recharge.
