Veranda Palms – Strategically Located Hidden Treasure

Author Note: One of my favorite resort communities in Orlando, is one of the newest. I am pleased to report that I sold the first vacation home at this new Park Square Homes vacation community in February. The buyers are from Europe and their new home is almost finished.I recently spoke to Jerry Rullo, the Veranda Palms on-site sales professional.
Here's a recap of our discussion:
Chris – Jerry, since my sale – the first at Veranda Palms -- I am surprised that you have sold already 18 more vacation homes.I think it is a hidden treasure and a great value.However, 18 sales in this depressed real estate market is quite remarkable. What’s your secret?
Jerry – I have no doubt that Veranda Palms is going to be the premiere vacation community in Central Florida.And, we are off to a fast start.
Veranda Palms is a gated community that will feature the Palm series homes ranging in price from $239,900 to $299,900.These are the Park Square Palm series homes that have done so well in our other resort communities.All the homes have at least 4 bedrooms and we even offer a 6-bedroom model.
Chris – What’s included in the price?
Jerry -- This price includes all appliances, blinds on all the windows, and a screen-enclosed, heated pool. The homes will have alarm systems, rocker panel light switches, and up-graded light packages.
All the homes will be built with thermal pane low E glass to make the air conditioning bills lower. We will also use “Renalli instant hot” water heaters so you are not paying for heating water when you are not there!
Chris – What are your monthly HOA fees?
Jerry -- Our focus at Veranda Palms is maintaining low monthly expenses. The HOA fee is only $125 per month, which includes lawn maintenance.
We have decided to take a different approach to the clubhouse concept too. Instead of a clubhouse there will be a 3 acre park with WIFI, a spectacular pavilion, a playground, sport courts, and health trails and possibly a water feature for the children.
Chris – I like your location.You are in the middle of all the action.
Jerry -- Veranda Palms is just 4 miles from DisneyWorld, 3 miles from Celebration, and 2 miles from Old Town. Isn’t the draw of Disney really what buying in Central Florida is all about? You could walk out the front gate of Veranda Palms and in 10 minutes be playing miniature golf, riding go karts, jet skiing, eating at a restaurant, or watching a dinner show.
Even though you are in the heart of everything when you are standing on the property you would think it is 60 miles out in the country. It is completely tranquil and peaceful. The look and feel of Veranda Palms, while still being so close to everything, makes this property an absolute gem! Veranda Palms has this country look because we are surrounded by conservation,
Chris – You are saving one of Veranda Palms best features for last.Tell us about the county park. Jerry – Our community is connected to the new Shingle Creek Preserve. The preserve is an amazing project that entails 1,000 acres. It has playgrounds, nature trails with boardwalks, history trails and historical restorations to transport you to Florida of the 1800’s. There are also canoes and kayaking on beautiful streams and lakes that look as they did hundreds of years ago!
Veranda Palms will have private access into the Shingle Creek Preserve. Having the Preserve attached to Veranda Palms gives us the best amenity in the area!
